A patio on the Cape lives a harder life than one inland. Sandy soils shift, freeze-thaw cycles heave anything set on a shallow base, and salt air is patient with cheap materials. We dig and compact the base for the soil that’s actually under your yard, pitch the surface so water leaves instead of pooling against the foundation, and pick materials that look right against shingle and trim — and still will in twenty years. It’s the same standard we hold on a whole house, applied to the yard.

Plenty of our patios get built as part of something larger: a home addition that opens to a new outdoor room, or a ground-up custom home where the outdoor living space is designed in from the first sketch. How much does a patio cost on Cape Cod?

It depends on the material, the size, and what the site needs — a bluestone patio over ledge-free, well-drained ground prices differently than pavers on a slope that needs retaining and drainage work. Rather than quote a number that won’t survive the site visit, we scope it at the free estimate: line items, no padding, no surprises.

Paver or natural stone — which is better for the Cape?

Both hold up here when the base is built right. Pavers give you uniformity, easier repair, and usually a lower cost; bluestone and granite give you the look that belongs next to a shingled Cape and decades of wear. The base preparation matters more than the surface — that’s where patios fail on Cape Cod.

Do I need a permit for a patio on Cape Cod?

Often not for a simple at-grade patio — but retaining walls, structures, anything in a flood zone, or work near wetlands can trigger town review, and every Cape town has its own quirks. We check, and when a permit or conservation filing is needed, we handle it. Fifty years of working with Cape Cod building departments means the paperwork moves.
