The Town of Barnstable is the largest on Cape Cod — actually seven distinct villages under one municipal umbrella: Barnstable Village, Centerville, Cotuit, Hyannis, Marstons Mills, Osterville, and West Barnstable. Each one has its own character, its own historic patterns, and in some cases its own building expectations. We’ve worked across all of them.

A different village every two miles

  • Osterville — Cape Cod’s most established high-end village. Significant year-round and seasonal homes, historic shipbuilding heritage, careful attention to exterior detailing.
  • Cotuit — quieter, woodsy, with a working harbor. Mix of original Capes and substantial newer homes.
  • Centerville — long Craigville and Centerville beach stretches. Mix of generational family homes and seasonal.
  • Marstons Mills — inland, more year-round, larger lots and more agricultural land.
  • West Barnstable — north side, on Cape Cod Bay. Sandy Neck area. Quieter and historic.
  • Barnstable Village — historic county seat, on Cape Cod Bay. Captain’s homes, Main Street still feels like the 19th century.

Barnstable-specific things to know

  • Multiple historic districts — Old King’s Highway Historic District covers the 6A corridor (including Barnstable Village and West Barnstable). Other villages have their own preservation overlays.
  • Conservation across the town — Sandy Neck (West Barnstable), Long Pond, Mill Pond, multiple harbors — wetlands and coastal review are common.
  • Larger municipal building department — Barnstable is the busiest town building office on the Cape. Process moves through, but relationships and proper paperwork matter.
  • Aesthetic expectations — particularly in Osterville and Cotuit, architectural detailing is expected at a higher level. Trim profiles, siding choices, window manufacturers — these matter to buyers and neighbors.
