Warranty terms below describe practical approach; the binding terms for any specific project are in the signed construction agreement. Verify all specifics (one-year duration, manufacturer warranty pass-through, MA implied warranties, BBB Accreditation status) before publishing.

Every project we finish comes with a clear written warranty. Beyond the warranty period, we stay reachable for as long as you own the home — and most of our clients do call us back, sometimes ten or twenty years later, when something needs attention.

What’s covered

Workmanship warranty — one year, in writing

For 365 days after the final walkthrough, we cover any defect in the work we performed. This includes:

  • Framing, finish carpentry, trim, doors, hardware
  • Tile work, including grout and waterproofing behind shower tile
  • Cabinetry installation, drawer and door alignment
  • Painting and finishing
  • Drywall, plaster, mudding, sanding, finishing
  • Roofing, siding, exterior trim installed by us
  • Decks, porches, and outdoor structures we built
  • Interior plumbing and electrical fixtures we installed (subject to manufacturer warranties on the fixtures themselves)

If something we installed isn’t holding up the way it should, call us. We come back and fix it. No “we’ll see what we can do.” No invoices for warranty work.

Manufacturer warranties — pass-through

Many of the materials and products we install carry their own manufacturer warranties — often longer than our one-year workmanship coverage.

We register every manufacturer warranty on your behalf and give you the documentation at the final walkthrough. Keep them with your home records.

Structural warranty — for new construction

For new home builds, we follow Massachusetts implied warranty law, which includes implied warranties of habitability for new residential construction. These warranties cover major structural defects beyond the one-year workmanship period.

What’s NOT covered

To be straightforward:

  • Normal wear and tear — paint scuffs, scratches in finishes from use, wood floors aging
  • Damage from owner modifications — if you or another contractor changes something we built and that change causes a failure, it’s not on us
  • Acts of nature — major storms, flooding, hurricane damage (those are insurance items)
  • Failure to maintain — for example, a deck that wasn’t sealed when it should have been, or a roof that wasn’t cleared after a storm
  • Items we didn’t supply or install — if you bought your own appliances or fixtures and we just installed them, the install is warranted but the items themselves are governed by their manufacturer warranties

We tell you upfront which items fall into each category at the final walkthrough.

How to make a warranty claim

When you reach out, tell us:

  • Address of the project
  • Approximate date the work was completed
  • What’s wrong (a photo or two is hugely helpful)
  • Best way to reach you

What happens next:

  1. We acknowledge your message within one business day
  2. We schedule a visit (usually within a week, sooner if urgent)
  3. We assess the issue and tell you honestly whether it’s a warranty item or not
  4. If it’s a warranty item, we schedule the repair at no cost to you
  5. If it’s not a warranty item, we’ll often still do the work — just at our normal rates with full transparency

Our service commitment beyond warranty

The formal warranty is one year. The relationship doesn’t expire.

We’re a family business in a small region. Our reputation is everything. Even after your warranty has ended, here’s what we typically do:

  • Annual courtesy check-in at the one-year mark
  • Same-day response to texts and calls from past clients (Jeff often gives clients his cell)
  • Honest read on issues that may or may not be related to our original work — we’ll tell you straight whether it’s something we should help with or something you should call a specialist for
  • First in line for your next project — past clients always come before new prospects in our scheduling

Most of our long-term clients have called us back five, ten, even twenty years later. That’s by design. We build that way. Read more about how we work on our about page.

Property management clients

For property management clients, the warranty and service commitment is separately governed by your services agreement. In general: same standards, just structured for ongoing relationships rather than project-specific work.

The exact warranty terms for your project — exclusions, dispute resolution, governing law — are described in your signed construction agreement. The summary above describes our practical approach, which generally exceeds what the contract requires.
