A well-done bathroom is one of the few rooms in a house that you notice every day for thirty years. We build bathrooms that age well — finishes that don’t date, tile work that doesn’t crack, drainage and ventilation that actually work in Cape Cod’s humidity.

What makes our bathrooms last

Bathrooms fail for predictable reasons: bad waterproofing behind tile, undersized ventilation, plumbing rough-ins done sloppily. Every bathroom we build gets:

  • Schluter-Kerdi or equivalent waterproofing system behind every shower
  • Properly sized exhaust fans with humidity sensors, vented outside (not into the attic)
  • Plumbing inspected and brought to code, even if we weren’t asked to touch it
  • Substrate prepared so tile work lasts thirty years, not three

Typical scope

  • Powder room refresh (3–4 weeks) — vanity, tile floor, lighting, paint
  • Full guest bath (4–6 weeks) — full gut, new layout, tile shower, fixtures
  • Primary suite (6–10 weeks) — bath + adjoining closet/dressing area, sometimes with structural changes — often pairs with a home addition
  • Multi-bath project (variable) — often run in parallel with a kitchen or whole-home renovation

Aging Cape homes — what to expect

A lot of Cape Cod bathrooms are tucked into spaces that were never meant to be bathrooms. We’ve worked in 1840s farmhouses where the bath is an addition over a 4-foot crawl space. In post-WWII Cape Cod cottages with cast-iron drains that need full replacement. We plan for what we’ll find, communicate clearly when surprises come up, and never bill change orders we didn’t talk about first.

  2. Design + selections — layout, tile, vanity, fixtures, lighting
  3. Final estimate — fully transparent, with line items
  4. Build — typically 4–10 weeks depending on scope
  5. Walk-through and punch list
