Custom Crafted Homes has been caring for Cape Cod homes for over 50 years. For second-home owners and busy full-time residents, we provide year-round property management that keeps your home in the condition you’d want to come home to — and lets us catch problems before they become expensive. We look after homes in Dennis, Yarmouth, Chatham, and across the Cape.

What “property management” actually covers
Different homes need different things. A typical client of ours uses some combination of:
- Routine home checks — weekly, bi-weekly, or monthly walk-throughs (interior and exterior)
- Seasonal opening and closing — turning the water on/off, irrigation start-up, winterization, deck and outdoor furniture handling
- Storm preparation and recovery — securing the house before a forecast event, checking for damage after, coordinating any repairs
- Maintenance coordination — landscaping, snow plowing, oil delivery, septic pumping, alarm system service — we manage the schedule and the vendors
- Vendor oversight — we meet the cleaners, the appliance technician, the chimney sweep, the inspectors — so you don’t have to fly in
- Repair triage — when something breaks, we respond, assess, and either fix it ourselves or coordinate the right specialist
- Pre-arrival prep — open the house, run the systems, stock the basics, ready for your arrival

Why we’re different from a “home watch” service
A lot of home-watch services drive by, take a photo, and email you. That’s fine for confirming the house is standing, but it’s not actually management.
We’re a builder. When we walk through your home and notice a soft spot under a window, a stain on a ceiling, a smell in a basement, or shingles missing from a side gable — we know what we’re looking at, what it means, and what to do about it. We can fix most things on the spot or schedule the right trade. We catch problems early, when they’re cheap. When bigger repairs are needed, our in-house general contracting team can handle the work without bringing in a stranger, and we can fold painting into a seasonal refresh when it makes sense.

What it costs
Property management is priced based on frequency, services included, and the size of the home. After a brief intake conversation we’ll send a clear monthly fee plus a transparent rate for any repair or coordination work that comes up.
There’s no contract lock-in. If you want to pause for a year, change scope, or stop — you can.

Process
- Intake conversation — your home, your concerns, your travel pattern
- Walk-through — we visit the property, note conditions, photograph everything, and flag anything that needs attention now
- Service plan and quote — what we’ll do, how often, what it costs
- Onboarding — keys, alarm codes, vendor contacts, your communication preferences
- Ongoing — regular updates with photos, immediate alerts on anything that needs action
